## Drainage Repair FAQs

Why does my walkout drain keep clogging?

Usually because the drain is too small for outdoor conditions and something keeps feeding it sediment. Many walkouts were built with a shower-style or floor drain a few inches across. Leaves, grit, mulch and soil from an eroding bed above the stairwell wash down and fill it. If the drain is also inaccessible, nobody can see the buildup until water stops moving. Sometimes concrete residue from the original construction has already reduced the drain bed's performance. The long-term fix is to stop the sediment source where possible and give the system more capacity plus a basin you can actually inspect and clean.

Can you fix poor drainage on an existing walkout?

Yes. We evaluate capacity, sediment, grading, access, waterproofing and the outlet, then recommend the right fix. Sometimes that's a clean-out and grading correction. Often it's a retrofit with an accessible catch basin, a reservoir and drain rock where appropriate, and a corrected landing slope. What should I do right now if my walkout is flooding?

Stay safe first. If water is near outlets or electrical, keep clear. If it's safe, clear leaves and debris from any accessible drain opening, and take photos or video of where water collects and how high it gets. Note the weather and timing. Is my problem the drain, the grading or groundwater?

Timing and pattern give clues. Water that shows up only during storms and drains slowly afterward points to capacity or blockage. Mud and leaves in the stairwell point to grading and erosion. Water that appears without rain, or seeps through wall joints, suggests groundwater. Water at the door with a mostly dry basin can be landing slope or threshold detailing. An onsite evaluation confirms it.

Do I need a sump pump?

Not always. Many walkouts can drain by gravity to daylight where the lot allows it. Where gravity isn't feasible, or groundwater is involved, supplemental pumping may be appropriate. Our designs can leave room to introduce a pump during extreme conditions where appropriate, which adds redundancy without making a pump the only line of defense. We don't offer standalone sump-pump installation.

How much does walkout drainage repair cost?

It depends on scope, so we price it after an onsite evaluation. A clean-out and regrade costs far less than removing a landing to install a catch basin, reservoir and drain rock. If the structure is failing, a rebuild is a different budget again. You'll get a written scope so you know exactly what's included.

Will cleaning my drain fix the problem?

Sometimes, temporarily. If the drain is reasonably sized and the clog was a one-off, a clean-out can be enough. If it clogs every season, floods in big storms or has no access point, the system is likely undersized or inaccessible, and cleaning just resets the clock.

How does snowmelt affect my walkout drain?

Snowmelt can deliver a lot of water quickly, often while ice and winter debris partly cover the grate. That's why capacity and an accessible basin matter in Utah. Check the drain after winter and during spring runoff, and clear what you can safely reach.

Can concrete really clog a walkout drain?

Yes. Concrete slurry and residue that get into drain rock or pipes during construction can harden and reduce drainage effectiveness from day one. It's one of the failure causes we look for on existing walkouts, and one we guard against on every new build.

Do you do general yard drainage or French drains?

No. We focus on basement walkout drainage: the stairwell, landing, catch basin, reservoir, outlet and the grading right around the walkout. That focus is why we know walkout failure modes so well.

Will a drainage upgrade guarantee my walkout never floods?

No drainage system is failure-proof. Extreme events, neglected maintenance or changes to the yard can overwhelm any system. What we can do is give water much more capacity, give you easy access to maintain it, and add redundancy so one blocked opening doesn't mean a flooded basement.

How do I maintain the system after the repair?

Lift the catch basin grate and check for sediment and debris, especially after winter and during spring runoff. Remove what's collected rather than flushing large loads of sediment deeper into the system. Keep landscape beds above the walkout from eroding.
