## When a Walkout Is Past Repair

A full basement walkout rebuild is a serious investment in 2026. Average replacement costs run between $20,000 and $50,000 depending on the scope of the project.

-   **Stairs and landings.** Worn, steep, or inconsistent steps come out. The 2026 International Residential Code (IRC) requires a maximum riser height of 7.75 inches and a minimum tread depth of 10 inches. We build new stairs to these exact measurements for a comfortable step.
-   **Railings.** Loose or rusted railings get completely replaced. Code strictness means your new solid guardrails and handrails must sit between 34 and 38 inches high.
-   **Drainage.** The old pipe is swapped for a high-capacity system. Our team installs a setup built for easy access and fast clearing.
-   **Waterproofing.** New walls get a thick waterproof membrane applied before any backfill dirt goes in.

Depending on what the excavation reveals, the door and the foundation opening might stay as they are. Sometimes they need updating to match the new engineered project.

### Timber and Railroad-Tie Replacement

These are very common on older homes. Untreated timber walls typically rot out and fail within 15 to 20 years.

### Block and Concrete Wall Replacement

Block walls frequently crack along the mortar joints and bow under heavy soil pressure. Older poured walls often lack adequate steel reinforcement or proper footings. Our structural specialists replace these failing walls using project-specific engineering.

Modern 2026 construction relies on high-PSI concrete to withstand that constant hydrostatic pressure. This prevents the heavy, wet soil from pushing your new wall inward.

### Full Rebuild With Drainage Upgrade

This is the most common scenario property owners face. Structural problems and water issues usually arrive together. We rebuild the walls and stairs while installing a massive drainage upgrade.

## Walkout Rebuilds FAQs

When does a walkout need a full rebuild instead of a repair?

When the structure itself is failing. Walls that lean, bulge or move; wide, growing or displaced cracks; heavy spalling with exposed reinforcement; rotting timber or railroad-tie walls; and stairs that are steep, uneven or crumbling are all signs. If the walls and stairs are sound and the only issue is water, drainage repair is usually enough. Many failing walkouts have both problems, and rebuilding structure and drainage together avoids paying twice. We evaluate onsite and explain what we see before recommending either path.

Can you replace an old railroad tie or timber walkout?

Yes. Timber and railroad-tie walkouts were common in older homes, and they eventually rot and shift under soil pressure and water. Can steep walkout stairs be made shallower?

Often, by reconfiguring the stairs and landings where space allows. Where feasible and compliant, we design toward a comfortable rise of about 7.5 inches and a run of 12 inches or more. Sometimes that means a turned layout with a landing to fit the available space.

Do I need a permit to rebuild a walkout?

Commonly, yes. Rebuilds typically involve structural work that falls under building permits and inspections, and requirements vary by jurisdiction. We coordinate engineering and permitting as part of the project.

Should the drainage be redone during a rebuild?

Almost always. A rebuild is the best time to upgrade drainage because the landing and walls are already open. Adding an accessible catch basin, reservoir and drain rock where appropriate costs far less now than later.

How much does a walkout rebuild cost?

Can you repair just one cracked wall?

Can you add a landing or widen the stairwell?

How long does a rebuild take?
